As tecnologias de informação aplicadas ao controlo e gestão dos sistemas de comunicação, iluminação, climatização, controlo de acessos, sistemas de segurança, e a permanente monitorização das condições ambientais e de utilização dos espaços interiores e exteriores dos edifícios, permitem aos sistemas de controlo a tomada de uma série de decisões das quais poderão resultar poupanças energéticas significativas.
A preocupação constante com a eficiência energética tem gerado um aumento exponencial da aplicação de sistemas de energia renováveis (ex. painéis fotovoltaicos), baterias, fontes de alimentação, sistemas de iluminação LED e seu controlo através de detetores de presença, entre outros. A acrescer a estes sistemas, existe ainda a necessidade de implementação de postos de carregamento de veículos elétricos devido aos vários incentivos que têm vindo a ser dados na área da mobilidade elétrica.
A energia, o conforto e o desempenho energético são os principais fatores de preocupação para quem cria legislação e para os projetistas do setor. No entanto, não pode nem deve ser descurado o estudo do impacto que este tipo de equipamentos introduz na instalação elétrica e nos equipamentos, nomeadamente o aumento da taxa de distorção harmónica na rede, frequências de ressonância, consumo de energia reativa, entre outros. São cada vez mais frequentes as avarias em equipamentos e os problemas elétricos para os quais não se encontra explicação aparente.
Devem, pois, ser estudadas e implementadas medidas que permitam dar resposta a estas necessidades e que, para além da eficiência e conforto na utilização dos edifícios, garantam a segurança e o bom funcionamento de todos os equipamentos. Isto passa pela instalação de filtros ativos, estabilizadores de tensão, sistemas de correção de fator de potência, etc., de acordo com as necessidades.
É essencial ter conhecimento e controlo total do edifício com vista a um aumento da eficiência energética e conforto de utilização, mas também para estar preparado para dar resposta a possíveis problemas que possam surgir por alterações aos perfis de carga. Sabendo o que se passa na instalação, estaremos preparados para implementar medidas de proteção futuras.
Para concretizar este objetivo, uma solução de Gestão Técnica Centralizada torna-se indispensável, desde que garanta a flexibilidade de programação para a real otimização operacional de todos os equipamentos, seja o mais aberta possível e dê o máximo de informação sobre a instalação para os serviços de exploração e de manutenção e que, por último, seja ela própria uma solução que acompanhe o tempo de vida dos equipamentos que controla e acompanhe as tecnologias mais recentes de controlo e de IT.
Uma solução de Gestão Técnica Centralizada deverá ser sempre combinada com um sistema de monitorização de consumos que permita a medir e conhecer todas as grandezas elétricas, bem como água, gás, entalpia, entre outras, e ainda gerar a alarmística adequada.
Os edifícios inteligentes impõem desafios e oportunidades, influenciando comportamentos por parte dos utilizadores, promotores e dos profissionais da área, permitindo o desenvolvimento de estratégias para uma melhor e maior seleção de opções que garantam o bom funcionamento das instalações.
